Is there a legal obligation for a house owner to maintain an empty property, if so what is the minimum they need to do?

There is no legal responsibility when the property is unoccupied however, we recommend the following action is taken:

– Maintain insurance cover on the property (ensure you notify the insurer that the property is vacant) and also ensure that public liability is included in your cover;

– Notify any mortgage company that the property is vacant

– Drain down water systems and isolate utilities

– And finally, ensure the property is safe and secure and that you carry out regular inspections

NB: Only if the property deteriorates and becomes a public safety issue will the local authority impose repairing orders (or ultimately a demolition order)
