What is the correct procedure if a landlord fails to carry out essential maintenance?

If you rent from a letting agent arrange to meet the property manager at the property to discuss the issues.  Ask them to give the landlord a deadline for completion of works.  If works remain unresolved contact your local authority who can impose repairing notices on your landlord.  Remember that all repairing obligations will be shown in your tenancy agreement.  Unfortunately, the only legal requirements your landlord must meet (i.e. as per the Housing Act) are:

  • the Property is secure
  • there is provision of heating for space and water
  • the property is connected to utility supply
  • all fixtures/fittings – gas, electric – are safe to use.
