What do I need to know about the changes to the restrictions for section 21 notice

Effective of October 2015, the Section 21 Notice changed:
Landlords/Agents are only able to serve a Section 21 Notice for possession where the following apply:
- Deposit has been registered by the landlord/agent with a custodial or insured approved deposit scheme i.e. the DPS/the TDS/MyDeposits (Prescribed information relating to the deposit and the T’s & C’s must be issued to the tenant)
- How to rent guide issued to tenant
- There are no unresolved maintenance issues (which have not been actioned i.e. contractors booked) – this protects the tenant from retaliatory evicts/notices.
