At the end of the rental term, what is classed as reasonable wear and tear?
When evaluating reasonable wear and tear it is important to consider the following:
• Who has lived at the property? (Number of adults and number of children)
• How long have the tenants been at the property?
• Did the tenants have any permissible pets?
The three custodial deposit schemes will be able to issue a wear and tear guide. Alternatively RICS provide a copy to their members. In practice when assessing for damage/ wear and tear it is important to meet with the tenants; refer to historic inspection reports and importantly have a copy of the original photo inventory to hand.
There are no set rules on wear and tear but it is important to consider the tenancy as a whole.
