Commercial Property Solicitor Angela Macready is on hand to assist clients with commercial property transactions, whether buying, selling, leasing properties for businesses or individuals and in connection with pension funds.

Additionally, Angela can advise on residential lease extensions, enfranchisement as well as providing ad hoc advice for managing agents/landlords as well as assisting companies with governance issues.

Examples of Angela’s work include:

  • Acted for a national retailer dealing with long and short term leases for premises within shopping centres, on the high street and in city centre locations. Worked closely with the Client to deliver completion within their tight timescales and provided on-going support for the management of the portfolio including the development of standardised reports to enable those managing the financial performance of the site to understand the implications of breaking or surrendering the leases.
  • Acted for a property development company in the purchase and finance of a street of listed buildings within a conservation area during the COVID 19 outbreak which resulted in financial backing being difficult to obtain. Assisting the Client in completing the purchase with multiple investors – including a non-standard lending institution – reviewing and commenting on debentures and charges with those investors as well as providing on-going advice throughout the process on the property transaction and the structure of the investment.
  • Acted for a pharmaceutical group buying premises which they occupied under leases with the aid of property finance. These transactions involved entering into priority agreements with third parties in relation to specific income streams as well as advising on cross company guarantees. We also identified leases to be surrendered during the transaction where it made financial sense to do so.
  • Acted for a large company in the sale, purchase and management of their commercial property portfolio providing transactional assistance and also advice based on their specific attitude to risk.  The company’s sites consisted of industrial units as well as multi-let offices in Central London. In one particular transaction,  Angela dealt with the surrender of a high value lease, short term relet through an existing option agreement to a current occupier and simultaneous sale to an unconnected third party of the same site.
