I own an investment property with my mother & father. I am looking to buy somewhere for myself to live in. Do I have to pay the higher rate of Stamp Duty?

This will depend on the value of the interest owned jointly with your parents. If the value of your interest in the buy to let property is under £40,000 then the higher rates will not apply.
