With a conveyancing career dating back to 1998, Kim Rice joined LCF Residential in 2024 and is now working towards her Licensed Conveyancer qualification.
Based in our Bradford office, Kim supports clients with a wide range of residential property transactions, including sales, purchases, remortgages and transfers of equity, for both standard and new-build properties.

- Acted for a buyer whose new property had a non-compliant septic tank requiring £12,000 of works. Kim negotiated with the seller to split the cost, coordinating with all parties to resolve the issue efficiently and fairly.
- Resolved a boundary issue for a buyer when a neighbouring takeaway claimed rights over an access way included in the property. Kim negotiated a practical division of the land and worked with the lender to ensure the mortgage was unaffected, keeping the purchase on track.
- Acted for the buyer of a property being sold by executors where the late owner had built a garage on neighbouring land. Kim obtained statements of truth, secured possessory title and arranged indemnity insurance to provide the buyer with full rights of access and ownership, ensuring the property and garage could be safely transferred.
