How we make buying a property straightforward

  • Clear communication from day one – You’ll have direct contact details for your lawyer and their team. We’ll update you regularly on progress and explain anything that needs your attention in plain English.
  • Thorough protection of your investment – We carry out comprehensive legal checks, property searches and title reviews to identify any issues before they become problems. Every detail is properly scrutinised to protect your investment.
  • Proactive problem-solving – When complications arise (and they sometimes do), our experience means we can often resolve them quickly without derailing your purchase timeline.
  • Seamless mortgage coordination – We liaise directly with your mortgage lender to ensure all legal requirements are met and funds are ready for completion.
  • Single point of contact – One dedicated lawyer, supported by their team, will handle your transaction from start to finish. No confusion about who’s dealing with what.

How long will my purchase take?

Most straightforward purchases take 10 weeks from instruction to completion. However, several factors can affect timescales so it’s important to factor these in when buying a property:

  • Chain length – More parties mean more coordination required
  • Mortgage arrangements – Whether your mortgage offer is already in place
  • Property type – New builds often take longer due to additional requirements
  • Leasehold properties – May need lease extensions or additional documentation

If any of these factors apply to your purchase, allow an additional 4-6 weeks. We’ll discuss realistic timescales with you upfront and keep you updated if anything changes.

When things don’t go to plan

Property purchases don’t always run smoothly and we’re experienced in handling the most common complications:

  • Chain problems – If other parties threaten to withdraw or cause delays, we’ll work to keep your purchase on track
  • Mortgage difficulties – We’ll liaise with lenders to resolve any funding issues quickly
  • Legal complications – From title defects to boundary disputes, we know how to find practical solutions
  • Third-party delays – We’ll chase unresponsive parties and keep pressure on to maintain momentum

Whatever challenges arise, we’ll notify you immediately, explain your options clearly and work to resolve issues with minimal impact on your timeline.
