Rabiya has worked in conveyancing since 2018 and qualified as a solicitor in 2024. Based in LCF Residential’s Ilkley office, she advises on a wide range of residential property transactions, including sales, purchases, remortgages and transfers of equity.

Recent client successes
- Acted for a seller whose driveway, though used for many years, was actually registered under a neighbour’s title. Rabiya successfully negotiated with the neighbour to transfer ownership of the land so the sale could proceed without issue.
- Advised on the complex joint sale of a property owned by a separating couple. The property was subject to a company charge with guarantors, which required part of the debt to be redeemed and part transferred to the wife’s onward purchase. Rabiya coordinated with multiple parties, including the mortgage finance company’s solicitors, and ensured the wife received independent legal advice, allowing both transactions to complete smoothly.
- When acting for the buyer of a converted farmhouse, Rabiya identified that a pond on the property lacked the correct arrangements with the water company. By raising this early and working to resolve it, she ensured her client was fully protected and the purchase could proceed on a sound legal footing.
