Is now a good time to sell a house?
Ah, the million-dollar question, and one that we get asked all the time: “Should I sell my house now?” You might be thinking, “Well, of course you’re going to say yes - you’re a conveyancer.” Fair point. But hear me out, because this isn’t just my opinion: the current market trends strongly suggest that if there’s ever been a good time to sell a house, it’s now - especially if you’re in Yorkshire or elsewhere in the North of England.
Spring into action
Spring has long been the prime season for selling property in the UK. With longer, lighter days and improved weather, buyers are more active and keen to complete before the summer holidays. It’s a time when gardens look their best, homes feel brighter and viewings increase, giving your property its best chance to shine.
The Stamp Duty surge is behind us
Following the end of the Stamp Duty holiday, the housing market has settled into a steadier rhythm. Sellers who act now can still benefit from strong buyer interest while avoiding the frantic pace of recent years. If you’re aiming for a summer move, it’s a good time to get the wheels in motion for a smooth, well-timed sale.
The North is still on the rise
While house price growth in the South has slowed, the North of England - and Yorkshire in particular - continues to outperform. According to the latest Nationwide figures, Yorkshire and the Humber saw a 5.2% rise in house prices in the first quarter of the year, compared to just 1.9% in London. For homeowners in the region, that makes it a good time to sell a house and potentially achieve a strong return.
Demand for affordable homes remains high
Despite recent increases, Yorkshire remains one of the UK’s most affordable and desirable regions. Its mix of charming towns, vibrant cities and access to nature makes it appealing to both first-time buyers and seasoned investors. Even prestigious areas like Harrogate and Ilkley offer better value than their southern counterparts, making them viable options for those looking to relocate.
Lifestyle-led moves are still driving demand
Post-pandemic lifestyle shifts continue to influence buyer behaviour, with many looking to swap big-city living for more space, quieter surroundings and a better work-life balance. Yorkshire’s picturesque towns and villages are in high demand, further driving up prices in the region.
That said, our cities are also seeing renewed interest. Leeds, for example, offers some of the best-paying jobs outside London, making it a magnet for professionals who want city life without sky-high living costs. Meanwhile, Bradford’s ongoing regeneration - combined with some of the UK’s most affordable house prices - is attracting buyers from across the country.
So, is it a good time to sell a house?
In short: yes. Market conditions are favourable and while no one can predict the future of the housing market with absolute certainty, all the signs suggest that now is a good time to sell a house - particularly in Yorkshire and the North of England.
